Figures come from the 2020 U.S. Census, the 2023 American Community Survey ZIP-level estimate, and published city and district information. City services are listed at yorkville.il.us. ACS values are estimates for owner-occupied homes, not recent sale prices.[1]
City Overview
Yorkville was settled in 1833 and became the seat of Kendall County when the county was formed in 1841. In 1957 Yorkville and neighboring Bristol merged to form the United City of Yorkville, and the two towns agreed to a single school district at the same time. The historic Kendall County Courthouse sits beside the downtown commercial district.[2]
The Fox River flows through downtown, which is why the city calls itself the city with a river in its heart. Bicentennial Riverfront Park, a five-acre park on the south bank at 131 Hydraulic Avenue, offers fishing and canoe and kayak access to a whitewater chute. The city lists more than 35 parks and recreation areas, and Silver Springs State Fish and Wildlife Area and the Hoover Education Center are nearby for hiking and biking.
Raging Waves Waterpark, the largest outdoor waterpark in Illinois, is a seasonal draw. Yorkville also grew quickly in the last decade, with the population up 27.3% between the 2010 and 2020 Censuses, so many neighborhoods are newer than those in the older Fox Valley cities to the north.
Local Residential Pillars
Compare housing value, school district structure, commute logistics, and riverfront recreation.
American Community Survey estimates for 2023 put median home value in ZIP 60560 at about $324,900, with a median household income near $112,160. The ZIP is larger than the city itself, with roughly 27,800 residents against the city's 21,533 in the 2020 Census.
Fast growth means many homes are relatively new. Ask about HOA dues, any special assessments, and builder warranties when you compare newer subdivisions.
Yorkville Community Unit School District 115 serves most Yorkville residents across about 85 square miles. Yorkville High School at 797 Game Farm Road serves grades 10 through 12, and the Yorkville High School Academy across the street serves freshmen.
Elementary schools include Bristol Bay, Grande Reserve, Autumn Creek, Yorkville Grade School, and Bristol Grade School. Because the district is much larger than the city, confirm assignment by street address.
Yorkville sits about four miles southwest of Aurora and 13 miles southwest of Naperville, so many residents work or shop in those cities. The City of Yorkville describes itself as about 50 miles southwest of Chicago.
Yorkville does not have its own Metra station. Rail commuters typically drive to the BNSF Line terminus in Aurora, so plan your commute and parking before you narrow a search.
Bicentennial Riverfront Park anchors the downtown riverfront, with fishing and a whitewater chute for canoes and kayaks. The city lists more than 35 parks and recreation areas in total.
Raging Waves Waterpark draws summer visitors, and Silver Springs State Fish and Wildlife Area offers oak woods and prairie grasslands for hiking and biking.
Strategic Buyer Guidance
A large school district, a ZIP code bigger than the city, and a commute with no train in town.
Search portals present Yorkville as one tidy market. Three local details change the picture.
The school district is larger than the city. District 115 covers about 85 square miles, much more than the city limits. A home with a Yorkville mailing address may sit outside city limits or on a different side of a school boundary, so confirm both the district and the specific school.
ZIP-level figures run wider than the city. ZIP 60560 includes more residents than Yorkville itself, so published medians describe a wider area. Ask for comparisons built from sales near your street.
Commutes need a plan. Yorkville has no Metra station. Most rail commuters drive to Aurora, and Naperville is about 13 miles away, so test your actual commute and parking before you buy.
